Kingston Bypass to fuel shops

HE fast-growing Kingston area is set to get another big shopping centre, with the new highway bypass the catalyst.

The proposed development next to the Australian Antarctic Division on the Channel Highway would include a 4200 sq m supermarket (believed to be Coles), a 5500 sq m department store (believed to be Kmart), specialty shops, a takeaway restaurant, a fitness centre and a Coles Express petrol station.

Called Springfarm Market, the development is planned by AAD Nominees Pty Ltd, part of the Rockefeller family group that owns commercial properties across the state.

Property Council of Australia (Tasmania) executive director Mary Massina said the area was recognised as one of the fastest growing in Tasmania, which was one of the reasons the Kingston bypass had been on the agenda.

She said the already started bypass was important and would help open commercial and retail land.

Kingborough recorded the largest municipal growth in Tasmania in the year to June 30 last year (650 more residents), ahead of Brighton (600) and Clarence (590).

The fastest-growing municipality was Brighton (up 3.9 per cent) followed by Latrobe (3 per cent).

The shopping centre plan follows a massive redevelopment of Channel Court shopping centre in Kingston in 2006 that included the opening of a Big W, and a $5 million redevelopment of Kingston Plaza shopping centre in 2008.

The application makes clear that approval of the long-awaited bypass was the catalyst.

AAD Nominees said Springfarm Market would be at the centre of population expansion the bypass would improve traffic flows and accelerate growth.

The developer said the site was next to workplaces including the Australian Antarctic Division, which employs 350 people, the Vodafone call centre (550 employees), the Huntingfield industrial and commercial precinct (244), the Mertonvale business area (110) and many nearby schools.

An analysis showed an additional 66,000 sq m of retail space was needed in Kingston by 2031 and this development would meet some of that demand, the developer said.

There was already a retail shortfall in the area of nearly 40,000 sq m.

Springfarm Market could provide 320 retail jobs and 200 jobs during construction, the developer said.
